Decks & Outdoor Living: Frequently asked questions
What outdoor projects can you help with?
Projects can include decks, porches, stairs, railings, and coordinated outdoor improvements. Describe the space you want to create so we can confirm the scope and feasibility.
Should I repair my existing deck or rebuild it?
We evaluate visible framing, connections, footings, decking, and railings. Replacing the surface alone may be unsuitable if the underlying structure is deteriorated.
How much does a new deck cost?
Cost depends on size, elevation, materials, stairs, railings, access, and foundation requirements. Covered areas and additional features affect pricing.
Should I choose wood or composite decking?
We can compare appearance, maintenance, upfront cost, and product characteristics. The right choice depends on your budget and how you plan to use and maintain the deck.
Can you help design the layout?
Yes. We can plan access, furniture space, stairs, and circulation. Modeling and detailed design services are included when specified in the proposal.
Do decks and covered outdoor spaces need permits?
Requirements vary by location and scope. We identify applicable permit and documentation needs during project planning and clarify responsibilities in the agreement.
Can you add lighting, outlets, or a covered area?
We can evaluate those features as part of the design. Electrical work, structural requirements, and product selections will be reflected in the scope.
How long does construction take?
Timing depends on design, approvals, excavation, inspections, material availability, and weather. We provide an estimated construction schedule once the scope is established.
What maintenance will my deck need?
Maintenance depends on the decking, railings, and finishes selected. We’ll review the applicable product care instructions at project closeout.
General project questions
How does the free 24-hour estimate work?
Choose your project type and describe your project in your own words. We’ll build a spec sheet for you to confirm, then send your free preliminary estimate within 24 hours. Add your contact information; photos and approximate measurements are optional. Roofing and exterior requests require your full street address so we can order a satellite measurement report. If essential information is missing, we’ll contact you to clarify the scope. Your estimate is hassle free: no commitment and no repeated sales calls. Estimates are valid for 30 days.
Is my online estimate a final construction price?
The initial estimate is based on the information provided. Final pricing may require a site visit, verified measurements, selections, and a written scope.
Can I book an in-home consultation?
Yes. Use our online scheduling option to choose an available consultation time and discuss your project with our team.
Do you offer financing?
We offer financing options through Acorn Finance, subject to approval and the partner’s current terms. The application link is attached to your estimate; financing applications are available after you receive it.
Is there a fee for scanning, modeling, or design selections?
Design and modeling are complementary services included with an approved remodel project. Independent design and consultation services are billed at an hourly rate or flat fee depending on the scope of the project. Your proposal identifies the services included, and any separate fee, agreement, or construction credit is disclosed before design work begins.
Who handles permits?
We identify permit needs during project planning. Your written agreement specifies responsibility for applications, fees, drawings, inspections, and any required professional services.
What warranty applies to my project?
Our workmanship is backed by a Lifetime Workmanship Warranty, subject to the written terms and exclusions. Your proposal and warranty documents explain the applicable coverage; manufacturer warranties are separate. Ask us to review the coverage for your specific project.
How are changes handled after I approve the project?
Changes are documented in writing with any price and schedule adjustments. We obtain approval before proceeding with additional work.
How are payments scheduled?
Your agreement specifies the deposit, progress payments, and final payment requirements. We review the schedule with you before work begins.
What areas do you serve?
D.A.S. Homes serves Chicagoland, including the south and northwest suburbs, and Northwest Indiana. Share your project location so we can confirm service availability.
